DFW-area properties open doors for working families
Last week, two workforce housing developers celebrated grand openings that provide more than 700 affordable units for working class families in Dallas and Fort Worth.
Fiji Lofts, located just south of downtown Dallas, is part three of a multi-pronged project that brings together senior living units, family-style townhomes, and 174 one and two-bedroom apartment homes.
Fiji Lofts and its sister property next door, Sphinx at Fiji Senior, are recipients of TDHCA's low-income housing tax credits (HTC) programs. Fiji Senior was awarded 9% tax credits in 2008 worth approximately $1.2 million ($12 million for the 10-year HTC term). Fiji Lofts is a 2021 4% HTC recipient, receiving nearly $2.4 million (approximately $24 million for the 10-year term).
Amenities for Fiji Lofts include a covered parking garage, business/work spaces, playground area, large lounging pool, and a resident relaxation space with a phenomenal view of the downtown Dallas skyline.

Wildwood Branch Apartments, a 280-unit rehabilitated community just northwest of downtown Fort Worth, has peek-a-boo view of Lake Worth. The property boasts a sports court, pool and rooftop solar to offset property electricity use and provide backup power during weather-related grid outages.
Wildwood Branch is a 2024 4% HTC recipient, receiving $2.7 million in tax credits. Those tax credits are worth an estimated $27 million for the 10-year period.
